Fermata records the publicly bookable nightly rate for every room category at every property it watches (two adults, one-night stays, in US dollars), night after night, and quality-checks every batch before it can touch a published figure. Rate Reports freeze a dated snapshot of those observations; the Pro explorer reads a fresh build every night.
In three medians, stacked. A room’s figure for a month is the median of its nightly rates across that month’s observed dates. A property’s figure is the median across its room categories, which lands on the mid-priced room rather than the cheapest or the suite. A market’s figure is the median across its properties. Medians select rather than blend: every published number is a real room’s real rate on real nights, and no single villa or promotional rate can bend it.
Each property’s month is compared against that same property’s own annual level, and the market shows the median of those moves. It measures the season, not the mix of hotels: “Phuket 18 percent under” means the typical Phuket property runs 18 percent below its own usual rate that month.
