Overwater Villa Rates in the Maldives: What One Costs, and When

The median tracked Maldives overwater villa runs about $2,000 a night, from $627 to $5,450. Rates bottom out in the June to September green season.

The overwater villa is the single image the Maldives sells: a thatched roof on stilts, a ladder into the lagoon, nobody in sight. It is also one of the harder things in luxury travel to price, because "the Maldives" spans a JW Marriott and a Ritz-Carlton and everything between, and the villa you are picturing costs wildly different amounts depending on which island it stands over. We track these villas every night. Here is what one actually costs, and when it is cheapest.

What an overwater villa costs right now

Below is the entry overwater category at nine tracked resorts, as the typical nightly rate. "Entry" means the least expensive overwater villa each resort sells; sunset-facing, pool, and larger villas cost more.

The median tracked overwater villa runs about $2,000 a night, but the range is the real story. A sunrise overwater villa at the JW Marriott is about $627, while a standard water villa at One&Only Reethi Rah is about $2,810, more than four times as much, for the same basic idea. The overwater villa is not one product with one price. It is a category that spans an order of magnitude.

Even inside a single resort the spread is wide. At Six Senses Laamu, a Lagoon Water Villa runs about $1,479, and a Sunset Laamu Water Villa with a pool about $2,867, nearly double, on the same island. Which villa you pick matters as much as which resort.

When the villa is cheapest: follow the monsoon

The Maldives has a sharp season, and it runs opposite to what a Northern Hemisphere traveler might guess. The dry, calm months from December through March are the peak. The green season, roughly June through September, when the southwest monsoon brings more rain and wind, is the low. Here is how the typical tracked Maldives resort prices each month against its own annual rate, across all room types.

The green season discount, month by month. June and July sit about 18 percent below the annual typical.

The floor is June and July, about 18 percent below the annual typical, and the peak is February and March, about a quarter above it. At the resort level, across all room types, the median tracked night falls to roughly $1,315 in June from about $2,480 in February and March. That is a 47 percent difference for the same island, and an overwater villa rides the same season on top of a higher base.

May and October are the shoulders, worth knowing about: rates already well off the peak, but weather that is often closer to the dry season than to the depths of the monsoon. For many travelers those two months are the sweet spot.

Is the green season worth it?

Honestly, it depends on your luck and your temperament. The southwest monsoon does not mean constant rain, but it does mean more of it, choppier water, and a real chance of a grey day or two across a week. Diving visibility can drop. In exchange you pay something like a third less than the February rate, on the identical villa, with fewer other guests on the island.

If your trip is built around the villa itself, the lagoon at your ladder, the spa, long unhurried days, the green season is a strong bet. If it depends on flat calm water and guaranteed sun for a specific milestone, weigh the trade carefully, and consider the May or October shoulder as a compromise. Not every resort discounts equally either. Soneva Fushi, which sells beach villas rather than overwater ones, runs its own calendar, so read the individual property.

Compare islands, and consider the mainland

No two Maldives resorts are the same distance from the airport, the same size, or the same price, and the Maldives destination page folds every tracked resort into one seasonal view so you can see where each sits. If you are weighing an overwater villa against a beach villa on land, or thinking of pairing the islands with a few days ashore, Sri Lanka is the natural companion and a very different kind of value.

The resorts themselves span the full range. Park Hyatt Maldives Hadahaa and The St. Regis Vommuli sit in the accessible middle of the overwater market, Anantara Kihavah and Four Seasons Landaa Giraavaru a step above, and the Ritz-Carlton at Fari Islands at the top. Read the one you want.

How to use this

Pick the exact villa, not just the resort, because the category spans nearly an order of magnitude and the resort's cheapest room is often a beach villa, not the overwater one you are picturing. Read that villa's forward curve to see how deep its own green-season trough runs, and set a target on the nights you can travel. We re-check the rate every night and email you when it reaches your number.

Frequently asked questions

How much does an overwater villa in the Maldives cost? Across the resorts we track, the median entry overwater villa runs about $2,000 a night, ranging from roughly $627 at the JW Marriott to $2,810 for a standard water villa at One&Only Reethi Rah, before taxes and service. Larger and sunset villas cost more.

When are Maldives overwater villas cheapest? In the green season, June through September, when rates sit about 16 to 18 percent below the annual typical at the resort level. The peak is February and March, about a quarter above typical. May and October are the shoulder months.

Is the Maldives worth visiting in the green season? For the value, often yes. You trade a higher chance of rain and choppier water for rates roughly a third below the February peak on the same villa. If you need guaranteed calm and sun, weigh it, or aim for the May or October shoulder.

Why is the overwater price so different between resorts? Because the resorts are genuinely different products, from a large-brand island to an ultra-luxury one, and because "overwater villa" covers everything from an entry sunrise villa to a two-bedroom residence. Always read the specific villa.

Watch the villa you want

An overwater villa is a large enough decision to be worth pricing properly. The category ranges from about $627 to well past $5,000, and every villa on it has its own green-season trough. Pick the exact villa on the dates you can travel, read its forward curve, and set a target. Our per-market rate reports and the methodology behind these figures cover the level above a single resort.
